You can own a home with little or no out of pocket expenses.  This is true with a USDA Rural loan. I would like to take this opportunity to discuss some of the highlights of this fantastic program. 100%, no money down financing – with NO monthly mortgage insurance! Buyers can even finance more than the purchase price (to cover closing costs and cosmetic repairs) up to the appraised value of the property. There are household income limits ($73,600 for 1-4 member families and $97,150 for 4-8 member families). However, applicable deductions may allow families with higher incomes to qualify. Charleston County is mostly ineligible (with the exception of a small area on Johns Island) and much larger parts of Berkley & Dorchester counties are eligible (see map). If the buyer owns another home locally they will not be eligible unless we can show the existing home is unfit (2 bedroom for 5 member family, older home requiring repairs, etc.).
